Great Investment Property

This house is about 2 miles south of downtown Prescott with a fabulous panoramic view looking down the mountain towards town (and pan west up the mountain including Thumb Butte and Granite Mtn., almost all an expansive forest). The other good news is that it was listed by another agent about 9 months ago for 649K (I thought this was like 100 grand too greedy). It’s now listed with a different agent and was reduced twice to 529K. As of yesterday the seller has new motivation and dropped the price to 469K. Check the details on the link below. The bad news is-
The garage is small, like barely 2 cars wide and not deep either.
Master bedroom is a little small for such a big house, fabulous mstr bath and deck.
Wood power pole is visible looking left from the kitchen. Not a huge deal, you have to walk up to the window to see it from inside.

Good news-
The view is panoramic and stunning
Artsy design, very interesting.
.43 acres nicely landscaped in front, natural in back. Lots of trees
Decks- 1 off the Master and a huge sprawling deck in front of the fishbowl kitchen/dining.
Quiet- near the top of a mountain on a private drive, 2nd house from the end
Big laundry room
Very nice wood and windows throughout

I think this house is now priced so that it will be snapped up by an investor pretty quickly. This is NOT my listing, I got the word from the agent down the hall.

Move to Prescott and Live it Down - Craig Mann Blurbathon

The Hammock

The universal symbol of leisure. This particular one contains 44 pounds of adorable dog sitting on the bald guy. On a more active day Mattie can be found chasing rabbits and birds through the desert chaparral, her other two passions in life are to eat and play, mostly play.

Parking your Hammock and Animals in Prescott

We are an animal friendly town, most lots are much bigger than ‘big cities”. It’s not unusual to have a 1/4 acre in town but you have to go about 5 minutes from downtown before you get to the “tall pines”, maybe 12 whole minutes to find a lot or home on 5 acres. There are people raising llamas and lots of people with horses. Be warned that there is a county ordinance against pigs. As far as I know, all homes allow hammocks.

Craig Mann Blurnbathon - The Truth About Stupid Investing

We all get bombarded with advertising on how we should invest our money. Many times the ads are very sexy or cool, sometimes it’s like a secret you are supposed to keep. Here are some of the worst investments-

Las Vegas– “What happens here stays here” This includes the money you donate to gambling. The probability of losing is very high, in spite of the ads that sensationalize the occasional winner. Bad at math is expensive.

Credit Card– Charge up $1000 on your card and make the minimum payment each month. It can take up to 30 years to pay it off. You are renting money for a huge profit to your provider. A credit card should be paid off every month or you are throwing money away. They make it so easy, all you have to do is sign your name. Don’t get sucked into this.

Cars– “We can repair your credit and sell you a car” Ahem… 1st of all cars go DOWN in value the second you buy them. Car companies love it when you have a car payment every month of your life. Pay off your car and keep it for a while, maybe give a vacuum and wax job for some new life. 2nd, if you have bad credit the last thing you need is to buy a car (or Vegas or a new credit card). Fun to drive, functional for sure, but very bad investments.

Stock Market– No more dangerous than do-it-yourself brain surgery.

Rent– Money down the drain, great for the caring landlord though. Are you going to do this forever? Multiply your rent times 12 and see if you are happy to give this money away over the next year.

Real Estate- “Ta Da!!!” Everyone can get in the game and profit. When is the last time you heard of a homeowner losing their shirt in real estate? Almost never happens. Get out of the rent game and start paying yourself. Park your life in your own home, maybe paint or re-do the kitchen, or build your kids a cool playhouse.

Introducing Myself - Craig Mann

And the Real Estate Market Cycles On...

So it’s been about 40 months of a hot and heavy Seller’s Market in our fine area. Inventory of homes stayed low, demand went up along with prices buyer’s were willing to pay. Some residential real estate values have more than doubled in that time.

Since February ’06 the MLS is showing properties staying on longer and most of the price changes are to a lower value. Some people are still listing with an optimistic target price but less are selling. It’s a slower time of year, inventory is growing, and the market is showing a little softness. Now, at the end of May 06 and it’s a BUYER’S MARKET and it’s about time.

Just like the stock market, the real estate market performs, corrects, adjusts, and continues to be a smart place to put some of your portfolio. Don’t forget you can also live in it, park your life there by golly, and that is a bonus that most investments don’t offer.

Spring is likely to energize traffic. For those of you with the resources to do what everybody else ISN”T doing, consider buying your 1st or 2nd home, maybe a fixer if you are handy, or a sprawling estate on some acreage for your wide open spaces passion. Live it up in any case.
